In urban planning, transit-oriented development (TOD) is a type of urban development that maximizes the amount of residential, business, and recreational space that is within walking distance of public transportation. This study aims to identify potential transit-based areas on Jalan Jenderal Sudirman and Jalan Jenderal Ahmad Yani in Balikpapan City. This study uses qualitative descriptive analysis by collecting observation data on the area, population density data from the Population and Civil Registry Office, vehicle density intensity data, and spatial data based on empirical conditions of the area. The analysis tool is an assessment of aspects of area development by encouraging indicators that trigger potential transit development-oriented areas. This study found five transit points identified in blocks A/B/C/D/E spread across Jalan Jenderal Ahmad Yani and Jalan Jenderal Sudirman
